Presenting Servicve Sector Cooperation between Bangladesh & Brunei

On August 27, 2025, I had the distinct honor of standing before a distinguished gathering at Club 89 in Gulshan, Dhaka, to present a comprehensive outlook on a sector that serves as a cornerstone of our national economy. While many know me for my work in ERP and digital transformation, this evening was dedicated to a different kind of architecture: Service Sector Cooperation between Bangladesh & Brunei covering potential growth sectors such as ICT Services, Pharmaceuticals, Agro and Halal Products.

Representing EXPOPRO, I had the privilege of sharing my insights with our guest of honor, the Brunei High Commissioner to Bangladesh, His Excellency Haji Haris Bin Othman, along with his esteemed staff and the core leadership of EXPOPRO. The atmosphere was one of shared vision and strategic exploration, focusing on how we can navigate the "Trends and Opportunities" defining the future of property in Bangladesh.

The Pulse of the Market: Economic Drivers

I began the presentation by contextualizing our current economic landscape. Bangladesh is currently witnessing a massive demographic shift, with an annual urbanization rate of approximately 3.5%. This isn’t just a statistic; it represents millions of people moving toward urban centers, creating an unprecedented demand for residential and commercial infrastructure.

I highlighted that as our GDP continues its resilient growth, the real estate sector is evolving from a mere necessity into a sophisticated investment vehicle. We discussed how the rising middle class is no longer just looking for "four walls and a roof," but is increasingly prioritizing lifestyle, security, and long-term value appreciation.

A Shift Toward Green and Smart Living

A significant portion of my presentation focused on the "New Era" of development. The slides detailed a clear pivot toward Sustainable and Green Buildings. With global climate concerns and rising energy costs, the move toward eco-friendly materials and energy-efficient designs is no longer optional—it is a market mandate.

We also delved into the rise of Smart Homes. I explained to His Excellency and the EXPOPRO team that the integration of IoT (Internet of Things) into residential projects is becoming a key differentiator for high-end developments in areas like Gulshan and Banani. It was fascinating to discuss how automation is enhancing the living experience, moving us closer to international standards of luxury and convenience.

Strategic Hubs and PropTech

We turned our attention to the map of progress, identifying Purbachal and Bashundhara as the primary engines of future urban expansion, while also noting the industrial and residential growth in regional hubs like Chattogram.

One area where my background in technology naturally intersected with the presentation was PropTech. I spoke about how the sector is ripe for disruption through:

  • Virtual Tours and AR/VR: Allowing international investors, perhaps even from Brunei, to experience properties remotely.
  • Blockchain in Land Records: The potential for transparent, immutable digital ledgers to solve long-standing issues in land titles and documentation.

Navigating Challenges and Policy

Of course, a realistic outlook requires addressing the hurdles. We discussed the impact of rising raw material costs and the need for more streamlined regulatory processes under the Detailed Area Plan (DAP). I noted that while challenges exist, the current government incentives and the focus on structured urban planning provide a solid foundation for institutional investors.

Closing Reflections

The evening concluded with a vibrant Q&A session. The Brunei High Commissioner’s interest in our market dynamics was particularly encouraging, suggesting a strong potential for bilateral interest and foreign direct investment in our domestic real estate projects.

I left the event feeling deeply optimistic. The real estate market in Bangladesh is at a tipping point—moving away from traditional methods and toward a tech-driven, sustainable, and highly professionalized future. It was a pleasure to lead this discussion on behalf of EXPOPRO and to share this vision with such an influential audience.
